For serious home buyers, visiting an open house should be more than just a casual walk-through where you comment on the homeowner’s paint colours and décor choices. Instead, it’s a prime opportunity to not only get a feel for the space but to also speak directly with the listing agent to get more information on the home.
To make sure that you get the most out of each property tour, here are five essential things to do the next time you attend an open house in Mississauga:
1. Make yourself at home
For some buyers, attending an open house can feel somewhat awkward – after all, you are in a stranger’s home. But, visiting an open house is one of your few opportunities to know if a property is right for you. Take your time to thoroughly tour the home and don’t be afraid to open doors, closets, step into rooms and take it all in. The key is to be polite and respectful, but also thorough. If you have questions about the listing, this is a great time to speak with the real estate sales representative too. Don’t be shy!
2. See beyond the staging
When you visit an open house, the interior and exterior of the home will likely be staged. After all, the home sellers are trying to put their best foot forward. If you go into the open house expecting that the home is staged, you’ll be better prepared to see beyond the perfectly styled rooms, high-end furniture and eye-catching accessories. Instead of focusing on the staging, picture yourself living your day-to-day life in the home – because a sectional or armoire can’t do that for you.
3. Look, listen and smell
When you attend an open house, you need to go in with a critical eye, as well as a sharp ear and swift nose. You should be on the lookout for things like squeaky floors, breezy windows, leaky taps, mouldy basements and other warning signs that could lead to major issues down the road. Also, pay close attention to what other open house visitors are saying, as they may notice issues that you missed.
4. Be aware of your surroundings
The advantage of attending an open house is the ability to see a prime piece of real estate in the flesh, versus in a newspaper or online. This includes having a critical eye for nearby homes and the location that the house resides in. Take some time to explore the neighbourhood and surrounding streets by walking or driving around. Don't forget to look at the adjacent properties too. After all, pride of ownership is a sign that you’ve landed yourself in a great neighbourhood.
5. Listen to your gut
When you are touring an open house, be sure to listen to your gut. If it’s telling you that something is off, whether it be the home’s condition, size, lot, the neighbourhood or something else, then this may be a sign to move on. The perfect home will come up when the time and price are right.
