Five Indicators You're Ready to Sell Your Home

Making the huge decision to sell your home is never easy, even if it’s the practical choice that you know is right. There are market conditions to consider, fiscal situations to factor, basic needs to assess, as well as the big question of, “Where to next?” You need to be sure that you are ready in every sense of the word – financially, mentally, emotionally and physically. 

Here are five indicators that I commonly see in my role as a real estate sales representative from homeowners who are ready to sell:

You’ve outgrown your home
Perhaps you’ve added a few children to the mix or have welcomed ageing parents to come live with you? Either way, you might be feeling the urge to move since you lack the bedroom space, layout or square footage that you need. There’s also location to consider when having kids, like being in the right school district or closer to your work. If your house no longer fits the needs of your family, it might be a good time to put it on the market.

Your house has outgrown you
Downsizing has many reasons, but oftentimes financial situations will signal the need for a smaller, more affordable home, as well as familial changes, like becoming empty nesters or going through a divorce. If your home is too large for your current needs, you may begrudge the extra time and money spent to maintain it. Choosing to move might just be the fresh start you need.

You welcome a change (or at least know your next steps)
Before listing your house, you want to have a game plan in place with clear goals of what’s next in your life. Are you moving to be closer to family, work or school, or do you need to downsize your home to right-size your life? Your goals will be the motivating factor to selling your home and when you are clear on what changes need to be made, you’ll be able to proceed with confidence.

You are no longer emotionally attached
Any place you call home will be filled with memories and these can be hard to leave behind. It’s natural to be attached to the neighbourhood you live in, the people you see each day and the special spots in your house that hold meaning. But, one of the telltale signs of being ready to sell is a weakened emotional attachment. If you’re truly ready for a change (or at least open to the idea because you know it’s right), you’ll be able to make the decision to sell in a rational way without being clouded by overwhelming nostalgia.  

You can afford it
This goes without saying, but selling a house and moving is expensive. First, you need to make sure that you home looks its best so you might need to do some minimal repairs or updates to appeal to the largest pool of buyers. You'll also need to pay for movers, come up with a down payment for your new home, and afford any inspections or immediate repairs. It all adds up. If you have significant equity built up in your home, this can make your decision to sell much easier.
