What is Your Budget?
Knowing how much house you can afford will not only help you narrow down your options, but it will also help you feel confident in your search.
The general rule of thumb is that no more than 28% of your gross annual income should be applied to your mortgage. This also includes your property taxes and insurance. It’s also a good idea to get pre-approved for a mortgage before you begin your house hunting journey.
What Type of Home Do You Want?
Similar to knowing how much house you can afford, knowing what type of home you want will help narrow down your search.
Do you want a condo, townhome, semi-detached, detached or some other kind of property? How many storeys do you want? How many bedrooms and bathrooms should it have? Age of home is good to know too, as are any specific features and amenities, like a large yard, garage, pool or patio.
Knowing what you want ahead of time will weed out any homes that don’t fit your needs, which can save you a lot of time and energy down the road.
Where Do You Want to Live?
You know how the saying goes – location, location, location! Knowing where you want to call home is very important. And, this goes above and beyond just what city or suburb you want to live in – as a buyer, it’s a good idea to have specific neighbourhoods in mind.
Proximity to great schools, work, public transit, highway access, shopping and amenities are all important considerations. Defining the qualities of your ideal neighbourhood will help you hone in on your search criteria.
How Do You Want to Live?
This last question relates to lifestyle, which is a huge determining factor when buying a home. Your current stage of life and interests will influence the type of property, location and house you choose.
A single buyer will have different needs than a couple with children or retirees looking to downsize. Knowing your desired lifestyle before you begin looking will help you focus your search to the properties and neighbourhoods that you suit your needs and match your desires.
