How to Stage Your Home for Fall

Crisp air, beautiful weather and the changing of the colours – fall is certainly a highlight of the year. It’s also a great time to sell a house! With the market buzzing with eager buyers looking to get settled by the holidays, staging is a smart way to engage their interest and help them envision your listing as their next home.

Are you planning to sell this autumn? Try these simple fall home staging tips to make your spaces feel warm and welcoming for the coming season:

Start from the outside in
Curb appeal is so important when making an impression with buyers. Clean up your lawn by raking leaves and patching up brown spots and give your gardens some TLC by adding seasonal annuals, like chrysanthemums, purple fountain grasses and flowering kale. Add some colour to your porch with a fall wreath and swap out your summer planters with fresh fall blooms.

Accent with fall colours
Adding touches of deep red, burnt orange, dark green, gold and copper is a subtle way to bring the feeling of fall into your home. A few tasteful accents can also create an inviting atmosphere, like displaying vases of seasonal foliage or bowls of fruit throughout your home.

Warm your walls
No matter the time of year, a fresh coat of paint is a great way to revive your home's interiors. Neutrals will make your rooms feel brighter and more inviting, but you can also add pops of fall colours by hanging prints or paintings on your walls.

Let in light
A downside to fall is that the days are shorter, so you’ll need to supplement the loss of light to showcase your home’s best features. Open up all blinds and curtains to let in as much light as possible and place plenty of lamps throughout your home. Remember, dirty windows can make rooms feel dark and dingy – a quick wash goes a long way.

Add cozy touches
Adding cozy touches throughout your rooms can have a big impact on buyers by making them feel comfortable and welcomed in your home. Choose pillows in seasonal fabrics, like knits and faux fur, and layer throw blankets at the foot of beds and on chairs or couches. Fluffy towels in the bathroom can make these cold spaces feel warm and inviting.

Use seasonal scents
Pumpkin spice, cinnamon, nutmeg and fresh apples – nothing says fall like these pleasing aromas. Before showing your home, burn an autumn-scented candle or simmer a pot of apple cider and cinnamon sticks on the stove. A subtle hint of fall scents can help buyers get into the spirit of the season and feel more at home.

Fire up the fireplace
Whether you have a gas, electric or wood-burning fireplace, this is a selling feature for buyers. If possible, light your fireplace to add some coziness to your home and arrange your furniture to make the fireplace the focal point of the room. Be sure to add subtle seasonal touches to the mantel with artwork and accessories.

Final Thoughts
Staging is a great way to make a lasting impression with buyers, but an experienced realtor will help you maximize the value of your home to secure a sale for your most important asset.
