Real Estate Advice: Buying or Selling a Home with a Swimming Pool

On a hot summer day, nothing beats jumping into a refreshing swimming pool to cool off. It’s why so many homeowners dream of buying a home with a pool. But, aside from relaxing on a lounger or splashing around in the water with the kiddos, there are some things to consider about pool ownership when buying and selling a home.
Let’s dive in (no pun intended), shall we?
Considerations for Sellers:
If you plan to list your home once pool season is over, ensure that you have a professional close your pool and keep the invoice. This will give potential buyers peace of mind that the pool and its components were properly shut off and put away for the season.
Showcase your pool as a focal point in your backyard. Stage it with lush plantings, pool lighting and outdoor furniture to make it feel like an extension of your home.
This might seem obvious, but make sure that the pool is clean by vacuuming and scooping out any leaves, bugs or debris. If the pool is closed for the season, make sure that your cover is spic and span so that buyers can see that the pool is well-maintained and cared for.
Remember: adding a swimming pool to your property does not always add value to your home. If you are thinking of selling in the very near future, don’t install an expensive dream oasis with an in-ground pool. Opt for an above-ground pool, which offers more flexibility, or a large hot tub.
Don’t be discouraged by buyers who don’t like swimming pools. Safety and ongoing maintenance are enough to turn some buyers off. The good news is that the right buyer will come along – one that can envision themselves relaxing poolside in their new home.
Considerations for Buyers:
If you’re buying a home with an existing pool, be sure to include a condition on your purchase that the pool is in good working order, especially if it is closed for the season. You can also extend the warranty beyond your closing date to account for opening the pool. The last thing you want to do is discover that the pool is not in good working condition and have no recourse with the sellers.
If you are new to pool ownership, consider scheduling a meeting with the sellers so they can show you the pool, its equipment and review any maintenance information.
Always have a professional open the pool for you for the first time to ensure that everything is in proper working order. If you plan on closing and opening the pool yourself, ask them to show you the process so you know what needs to be done come fall and spring.
Consider installing a safety fence around the pool, especially if you have children. It’s also a good idea to make sure that your fences and gates meet the proper code in your municipality.
